However, this method, like any other project delivery model, faces several challenges and risk factors that may affect the cost, time and quality of the project. This article examines the most important risk factors related to construction projects using the CMR method. These factors include design complexities, insufficient coordination between stakeholders, unexpected delays, and cost overruns. Using the analysis of case studies and the review of reliable sources, suggested solutions to reduce these risks are presented. The purpose of this research is to identify and provide practical solutions to improve risk management in construction projects that use the CMR delivery method. روش تحویل پروژه «مدیر ساخت با ریسک» (CMR) یکی از روش‌های متداول در اجرای پروژه‌های عمرانی است که به دلیل دخالت اولیه مدیر ساخت در فرآیند طراحی، نقش مهمی در کاهش و مدیریت ریسک‌های پروژه دارد. با این حال، این روش نیز مانند هر مدل تحویل پروژه دیگر با چالش‌ها و عوامل ریسک متعددی روبروست که ممکن است بر هزینه، زمان و کیفیت پروژه تأثیر بگذارد. این مقاله به بررسی مهم‌ترین عوامل ریسک مرتبط با پروژه‌های عمرانی با استفاده از روش CMR می‌پردازد. از جمله این عوامل می‌توان به پیچیدگی‌های طراحی، هماهنگی ناکافی بین ذی‌نفعان، تأخیرهای غیرمنتظره، و افزایش هزینه‌ها اشاره کرد. با استفاده از تحلیل مطالعات موردی و بررسی منابع معتبر، راهکارهای پیشنهادی برای کاهش این ریسک‌ها ارائه می‌شود. هدف از این تحقیق، شناسایی و ارائه راه‌حل‌های عملی برای بهبود مدیریت ریسک در پروژه‌های عمرانی است که از روش تحویل CMR استفاده می‌کنند. /downloadfilepdf/114150
